The project site's gross land area
is 295,686 m² (including the area earmarked for two community hubs). The
maximum built-up area allowed is 200,000 m² (9,000 m2 for townhouses
And 11,000 m² for apartments). The project is set to be
implemented in five consecutive phases, with priority given to the phase that
includes the residential component. The total built-up
Area of the residential component is
108,445 m² , and the total built-up area of the retail component is 1,400 m2,
with a total efficiency of 75%. The Community Hubs Building (built-up
Area of 1,625 m²) is set to be
completed in the fifth phase.

The project consists of various
components as follows. (1) Two hotel towers (total built-up area of 56,734 m2).
Each tower includes a basement, ground floor, mezzanine, first floor, and
20 upper floors. The hotel includes
432 units (rooms and suites). (2) Four residential towers (hotel-serviced
apartments) with a total built-up area of 126,085 m2. Each tower includes a

first floor, and 20 upper floors. The residential towers include 576 keys
(studios, one-bedroom apartments, two-bedroom apartments, and 23 suites).
(3) Fifty chalets with a total
built-up area of 3,746 m2. Each chalet consists of two floors. (4) Mall with a
total built-up area of 28,960 m2. (5) Service buildings, labor housing units,
and

of 13,920 m2.

The project stretches over and area
of approximately 1,091,500 m2, comprising the following: Entertainment &
Arts Neighborhood (BUA 134,200 m2); Investment & Commercial
Neighborhood (122,200 m2); Cultural
Neighborhood (BUA 82,500 m2); Old City Neighborhood (BUA 187,000 m2);
Residential Neighborhood (BUA 82,500 m2); Opera House (BUA
93,200 m2); a waterway (BUA 84,000
m2); a tramway track (BUA 23,000 m2); roads & parking spaces (BUA 250,700
m2); and a main entrance (BUA 33,000 m2); as well as a museum,
Mall, mosque, church, residential
studio apartments, cinema complex, city hall, island boutique hotel, and a
library.
